Calgary House vs Calgary Condo, Which is best for you.

Mckenzie Towne1For some people, a condominium lifestyle is the only way to live—no lawn maintenance, a pool and tennis court, and extra security features you might not have in a single-family home. Other people simply can’t breathe in a condo because the neighbors are too close for comfort. Consider the pros and cons and your specific needs and desires before deciding to buy a condo.

Because of all of the advantages of home ownership in comparison to renting, many of you will soon be reaching a point where you want to buy a home. However, you may not be sure whether you should actually buy a house or if you should look in to buying a condo instead. This is especially true for younger home buyers who might want the benefits of living in a more communal situation in a condo environment.
Should you join the condo club or go for a more traditional home ownership? Consider your lifestyle and weigh the pros and cons of each before deciding which to buy.

A condo is probably the right choice for you if:
•You don’t have a lot of money to spend but still want to invest in home ownership.
•You are interested in being part of a small community living in the same complex.
•You are comfortable living in close proximity to your neighbors.
•You are a single individual or a couple that is looking for a small home rather than a large property.
•You don’t mind having certain aspects of your home ownership regulated by a committee (a home owner’s association made up of some of the tenants who live in the other condos).
•You live in an urban area where condos are common (such as Toronto or Vancouver).
•You run a busy lifestyle and prefer to enjoy amenities like a pool or a shaded grounds area but aren’t able to maintain such amenities yourself either because of the time that it takes or the cost.

A house is more likely to be a better choice for you if:
•You have (or plan to have) a large family.
•You are a very private person who does not like living close to your neighbors, or having your home choices regulated by an association.
•You are investing in home ownership primarily for the purpose of resale of the home in the future (since property values are usually higher than condo values).
•You are seeking to purchase a large home and/or you need outdoor areas for things like large pets.
•You enjoy maintaining your own yard or garden.
•You live in a rural area or in a location where there are not many condos on the market.

Although there are always exceptions, condo purchases are usually best for single individuals who have neither the money to invest in a house nor the time to maintain the upkeep of a house. These tend to be young people who don’t mind apartment-style living in close quarters with their neighbours, who are comfortable having some regulation by the home owner’s association and who enjoy sharing common areas with others. Often, condo buyers are first time home buyers. If, in contrast, you are an older adult who has (or may soon have) a family and would like the freedom and privacy of a home with its own property, then a house is probably the right choice for you.

Regardless of whether you buy a house or a condo, it’s important to do your homework and consider the future of the neighbourhood you’re buying into. The old saying of “location, location, location” remains true for both. Each is a significant investment, and you need to find a safe and vibrant neighbourhood capable of nurturing your investment into the future.

Calgary Home Evaluation Questions Answered

Do you know how much your home is worth? A Calgary home evaluation can be done by an experienced Realtor, or you can do one yourself on the Internet. Many Realtors have added a calculating tool to their web sites to help home owners determine how much their home could realistically sell for. They use criteria such as the age of your house, the area you live in, and what similar homes in your area have sold for recently.

Since the house prices in Calgary continue to rise, it is hard to know the exact value of your home from one month to the next. Plus, if you have made improvements the value will increase as well. A new roof may cost several thousands of dollars, but it will increase your home’s value by much more. No one is too keen on buying a house that will need major repairs after only a few years. Unless, of course, you sell to a house flipper. Many people are making a nice living by buying a ‘handy man special’ and turning it into a much more desirable home.

If you are not considering selling your home, an evaluation has probably not even crossed your mind, but some people like to know their home’s value just out of curiosity. Especially when a neighbour sells his house. This gets you thinking, “I wonder what my house would sell for”. A simple home evaluation from a Calgary Realtor will give you the answer. Most evaluations are free when you list your home for sale. If you request an evaluation without listing, you may to required to pay. This would the time to do an Internet evaluation on your own.

A Calgary home evaluation is different from a home inspection. An evaluation simply tells you the current market value, while an inspection delves deeper into anything that might be wrong with the house. Small cracks in the foundation that could lead to serious water damage, or a wet basement. Weak spots on the roof or walls that could leak air, costing you more in heating bills. As houses get older, all sorts of problems could arise. It is a good idea to stay on top of small problems before they turn into large, expensive problems.

There are basically only two instances when you would need a home evaluation. If you want to sell your home, to get current market value, or if you want to re mortgage, the bank won’t give you a loan greater than the value of your home.

Your New Calgary Home, Your Quality of Life

Moving to a new Calgary home is an exciting endeavor that most of us look forward to; so why is it so stressful?  A new home often means a change to your quality of life.  Most of us are working to constantly improve our quality of life, and making the right decisions about your new home needs to be in line with the lifestyle you want for you and your family.  Don’t choose a home simply because you love the house – think about all of the other things that come along with your new Calgary home.


Is your family makeup likely to change in the next 5 years? Are you adding to your family, is someone moving away?  Will you be away from the home more, or be more active in your home?  Make sure you pick a home that is going to fit your lifestyle for the next five to ten years.  You want a Calgary Home, Condo or Townhouse that can adjust to your family or a home that your family can adjust to.  Is there room in the future for additions?  Can some of the unfinished spaces be converted into living space? Your family now may be very different from your family in five years, so don’t buy yourself a home that isn’t going to meet your needs in the short term.


Consider the personal space versus common space ratio. Your budget may determine the square footage of your home, but it
doesn’t determine the layout.  Think about your family’s lifestyle.  Do you like to entertain and host events at your home? Think about your kids’ extracurricular activities and your possible need to host some events, will you or your spouse be in a book club where you will need to host every quarter?  Are you sports fans who want to invite your friends over for the big game?  If so, you want to make sure that you have the right space and enough of it.  This may mean smaller bedrooms, but for some families common space is more important than personal space.  On the other hand some families prefer to have more personal space and are looking for bigger bedrooms and aren’t as concerned about a large living room or kitchen for entertaining.


Is outdoor living important to you?  If so, then you are going to want to make sure your back yard is suitable for the type of outdoor
space you want.  Large mature trees provide shade and can help with cooling bills in the summer time, but they also provide shade and often times they provide you with a lot of additional yard work.  If you want to enjoy your outdoor space right away, look for a yard with small or evergreen trees that do not create a large amount of yard work.  Look for a home that has a patio, deck or gazebo that can provide you the space for an outdoor patio set.  If you plan on spending many years at your new home, then you have time to make the most of your yard, but remember that outdoor remodeling can be just as expensive as indoor remodeling.  Don’t forget to take into account the amount of work you need to do to have your space be what you and your family wants out of it.
